Lot & Yard Get started

For car lots and truck, trailer and equipment dealers in Canada

A website that sells while you sleep. A desk that closes the deal.

Lot & Yard puts your inventory on your own domain with an AI sales agent answering buyers around the clock, search engines and marketplaces fed automatically, and a sales desk that takes every deal to a signed AMVIC bill of sale.

  • From $100 a month, CAD
  • Live within a business day
  • Month to month, cancel any time
  • No sales call needed

What you get

One subscription, one login for the whole team. The website and the desk share the same inventory, customers and deals.

  • An AI sales agent, 24/7

Answers buyers on every listing from the listing itself, offers a viewing and turns the conversation into a lead with the transcript attached.

  • SEO and marketing built in

Sitemap, structured data on every unit, Google and Bing verification, your Google Business Profile and YouTube channel, saved-search alerts.

  • Feeds to the marketplaces

Kijiji, the Meta vehicle catalog and an AutoTrader.ca export pull from your site on their own schedule. List once, appear everywhere.

  • AMVIC bill of sale, e-signed

Five guided steps, issue and lock, the buyer signs on their phone, your signatory countersigns, the signed PDF files itself.

  • A deal desk that keeps score

Board by stage, a worksheet with fees, levy, trade-in and gross margin, desking with lenders, and approvals when a discount passes the rep's limit.

  • The manager's desk

Approve, counter or decline from a queue, see the floor by rep, get alerts for slow replies and aged units, and a dashboard with gross by rep.

  • Your domain, four looks

Classic, Showroom, Yard or Boutique with your colours, fonts, logo and words. Change it any time with a live preview and no developer.

  • Canadian tax and compliance

GST, PST or HST by province on the bill, the AMVIC levy on vehicles, salesperson registration numbers, and a bill only an authorised user can issue.

See it in two minutes

A buyer asks the website a question at two in the morning, the lead lands in the portal, and a deal goes from the desk to a signed bill of sale.

Recorded on the real portal and a real dealer website. The dealership, customers and deals shown are demo data.

Ask a question, on every listing

A sales agent that never sleeps

Most enquiries arrive after hours, and most of them are the same three questions. The assistant answers them on the spot, from your listing and nothing else, so the buyer stays on your site instead of going back to the marketplace.

Ask a question2019 Peterbilt 579 · online
Hi, I am the sales desk's AI assistant for this 2019 Peterbilt. Ask about specs, kilometres, financing or a viewing, or tell me what work you need it for.
Is financing available, and can I see it this week?
Yes, financing is available on approved credit; you can start on the financing page or the team can walk you through options. A viewing this week works. Are you looking at this for long-haul or regional work?
Regional. Thursday afternoon, I am Dan, 403 555 0142.
Thanks Dan. I have passed your number and Thursday afternoon to the sales desk; they will confirm the time with you. Anything else about the truck?
Answers come from this listing only. Prefer a call back?

Answers from the listing, and only the listing

Price, specs, kilometres or hours, condition, your financing page and your phone number. It does not invent a price or promise something you did not list. When it cannot help it offers a call back.

Every conversation becomes a lead

When the buyer leaves a name and number the chat becomes a lead in the portal, transcript attached, marked AI so the team can skim it for intent before they call. Leads from the forms, call-back requests and marketplace emails sit in the same list.

The listing writer, too

The same AI drafts the website description for every unit from its specs and source text. Regenerate, revert, or make it yours. Each unit page scores how well the listing sells and says what to fix.

Every plan includes an AI allowance of about two million tokens a month for the sales agent, the listing writer and the portal help; credit packs never expire. You switch the assistant on or off for your site.

Settings → Marketing & Google

Built-in SEO and marketing

Nothing to install, nobody to hire. The site is built to be found, and the marketing that matters for a lot is one settings tab.

Search engines

  • A sitemap and robots.txt generated from your live inventory
  • Structured data (schema.org Vehicle or Product with Offer) on every unit page, plus your dealership as an AutoDealer
  • Canonical links, meta descriptions and share images on every page
  • Google Search Console and Bing Webmaster verification pasted once in Settings
  • Search keywords you set, on the site the moment you save

Google and social

  • Google Business Profile link: a Google reviews link in the footer and Find us on Google on the contact page
  • YouTube: paste a video link on any unit, or connect your channel and upload from the unit page
  • Facebook and Instagram links in the footer
  • A social share image and favicon of your own

Marketplaces and buyers

  • Feeds for Kijiji, the Meta vehicle catalog and an AutoTrader.ca export (car lots); Kijiji Dealer Central and Facebook (heavy lots)
  • Buyers save a search and get an email when a matching unit lands
  • Call-back and contact forms, a financing page and a Sale pending badge on every site
  • Call and text tracking numbers with recording, on request

The feeds are pulled by the marketplaces on their own schedule; Lot & Yard never posts on your behalf, never reads anything back, and never touches your Sandhills account.

Built for two kinds of lots

Most dealer software stops at cars. Every Lot & Yard dealer runs as one vertical, and the words, the fields, the feeds and the bill of sale follow from it.

Car lots

Cars, SUVs, light trucks and vans. Add a vehicle by VIN and the decoder fills year, make, model, trim, body style, drivetrain and fuel. Import the rest from your DMS as a CSV. Feeds for Kijiji Autos and the Meta vehicle catalog, plus a generic AutoTrader.ca export for your rep to map.

  • Odometer, transmission, drivetrain, fuel, colours, doors and seats
  • Mechanical Fitness Assessment on the bill of sale
  • Showroom template by default, any of the four available

Truck, trailer and equipment dealers

Units arrive from Sandhills and MarketBook on a schedule, read only. Every run re-reads every active unit, so a photo or spec change in Sandhills shows up on your site without anyone lifting a finger. When a unit leaves Sandhills it leaves your site.

  • Trucks, trailers and equipment with their own categories, kilometres and hours
  • CVIP on the bill of sale, businesses with a signing officer
  • Kijiji Dealer Central and Facebook feeds

Today

One screen for what needs the desk now

Leads to call back, paperwork waiting on a signature or a balance, tasks due today, vehicles sitting too long and whether the inventory sync is healthy. Each row is one click from the thing itself.

  • Open pipeline, deposits held, units on the lot and this week's leads at a glance
  • Leads and cash over the last weeks, lot aging in four bands
  • Live updates, dark mode and search anywhere with Ctrl K

Deals board and deal workspace

Every deal on one board, every fact on one page

Qualified, Offer, Deposit / hold, Bill of sale, Paid, Delivered. Drag a card to move it; a stage that still needs something says what is missing. Deals also move on their own as facts arrive: a price saved, a deposit recorded, a bill issued, a balance paid.

  • Worksheet with price, discount, fees, AMVIC levy, trade-in and gross margin against what you paid
  • Desking with lenders, a financing preview and manager approval for discounts over the rep's limit
  • One hold per unit: a deposit puts Sale pending on the website and blocks a second deal

Bills of sale with e-signature

An AMVIC bill of sale, issued and signed without paper

Five steps: purchaser, unit, inspection and disclosures, delivery, money and signatory. A checklist says what is still missing. Issue numbers and locks the document; only the people you allow can press it.

  • Send for e-signature: the buyer signs on their phone, your signatory countersigns, the signed PDF and audit page file themselves
  • Revise opens a new revision; Void keeps the old one on file with a watermark and a reason
  • Prefer paper? Download, sign, upload the scan. Your logo, licence, GST number and signatory are on every document

Inventory and the AI listing writer

Inventory that keeps itself current

Sandhills units sync on a schedule. Local units come in by VIN or from a DMS CSV, with photos dragged into place. Each unit page scores how well the listing sells and tells you what to fix.

  • The AI listing writer drafts the website description; regenerate, revert to the source text, or make it yours
  • Where it came from: auction, lot number and purchase price, never shown to buyers, feeding gross margin on every deal
  • Upload a vehicle-history PDF and the listing shows a View report link; paste a YouTube link for video

Leads

Every enquiry lands in one list

Website forms, call-back requests, marketplace emails and the Ask a question chat on every unit page. Conversations the assistant had with buyers sit in their own tab, transcript and all.

  • Mark contacted, change status, add a note, convert to a deal in one click
  • Median first response and leads per day, so slow replies are visible
  • Buyers subscribe to saved searches on your site and get an email when a matching unit lands

Manager's desk

Decide, nudge, then look at the numbers

Discount requests above a rep's ceiling queue up with the asking price, net and gross margin side by side. The floor view shows every open deal by salesperson; alerts flag slow replies and aged units; the dashboard has gross by rep, deals by source and lender, inventory aging and deliveries.

  • Approve, counter or decline with a note the rep sees
  • Desk queue grid exports to Excel or PDF
  • Anyone at the dealership can open it; the approvals belong to managers

Why dealers switch

Dealer software usually comes with a sales call, a custom quote and a module for everything. Lot & Yard is priced on the page, live in a business day, and built for lots that sell iron as well as cars.

How onboarding works

No sales call required. Most lots are live the next business day.

  1. 1

Pick a plan, tell us about the dealership, choose a template and colours, and enter your card on Stripe's page. Nothing is charged until you confirm there.

  2. 2

    We check your inventory source

ASRU looks at your Sandhills or MarketBook listing, or your DMS export for a car lot, and switches the site on within one business day. Your owner login arrives by email.

  3. 3

    Your team signs in

Most screens open with a short guided tour the first time, there is a help guide with videos, and an assistant answers questions about the portal. Point your domain at us when the site looks right.

See it working first

Lot & Yard comes with two demo dealerships: a car lot in Calgary and a truck and equipment lot in Rocky View County, with fictitious customers, deals and paperwork at every stage. Ask for a walkthrough and we will take you through both on a screen share, on your schedule.

Questions dealers ask

What does the AI sales agent actually know?

Only what is on the listing and your dealership page: price, specs, kilometres or hours, condition, your financing page and your phone number. It answers questions, suggests a viewing or a call back, and when the buyer leaves a name and number it creates a lead with the whole transcript. It never invents a price or promises something you did not list, and you can switch it off for your site.

Does Lot & Yard change anything in Sandhills?

No. The connection is read only. Lot & Yard reads your listings on a schedule and never writes back. Price, photos and specs are changed in Sandhills and arrive on the next read. When a unit disappears from Sandhills it comes off your website; it is not marked sold for you.

Can the website run on my own domain?

Yes. The site is served on your domain, with your logo, colours, template and words. Until DNS is pointed at us you can preview it on an address we give you. The portal your team signs in to always lives at portal.lotandyard.com.

Does it post to Kijiji, Facebook or AutoTrader for me?

It publishes feeds those marketplaces pull on their own schedule: Kijiji Autos, the Meta vehicle catalog and a generic AutoTrader.ca export for a car lot; Kijiji Dealer Central and Facebook for a heavy lot. Lot & Yard never posts on your behalf and never reads anything back from them, so replies from those marketplaces still arrive by email, where the portal picks them up as leads.

Is the bill of sale AMVIC compliant?

The bill of sale follows the Alberta AMVIC requirements: purchaser and unit details, inspection (Mechanical Fitness Assessment for a vehicle, CVIP for a truck or trailer), odometer or hour declarations, disclosures, delivery, money and the dealership's licence, GST number and signatory. Only users you flag as able to issue can issue one, and a salesperson named on it needs an AMVIC registration number. Other provinces have their own tax lines and rules where supported.

How do the e-sign envelopes work?

Sales Desk includes five envelopes a month. One envelope is one bill of sale sent for signature; the buyer signs on their phone, your signatory countersigns, and the signed PDF files itself on the bill. Past five, an envelope is $5, or add the 20-envelope pack at $60 a month. Paper signing never uses an envelope.

Who owns the data?

You do. Your customers, deals, bills of sale, photos and descriptions are yours. The inventory list exports to Excel, the desk queue to Excel and PDF, every issued bill downloads as a PDF with its signed copy, and if you leave, ask and ASRU exports the rest for you.

What happens if I cancel?

Plans are month to month and you can cancel any time from the billing page; an annual plan is paid up front for the year. If a card payment fails, the portal warns for fourteen days and then goes read only until the card is fixed; the website stays up throughout.
